Collaborate with the Liaisoning Team to obtain approvals from local government authorities. Complete all required compliance tasks up to the mobilization stage. Provide input on finalizing vendors and contractors for various site jobs by participating in technical discussions, negotiations, and quality checks, in coordination with the Contract Team. Work closely with the Site Head to finalize the baseline schedule of contractors, ensuring alignment with the business schedule. Ensure timely mobilization of the construction site.• Project Execution and Control - Organize the GFC (Good for Construction) drawings from the design team. Collaborate with regional and central liaison teams to support them in obtaining timely approvals. Conduct a detailed review of the drawings and make necessary changes according to BOQ specifications well in advance to avoid additional items or claims from contractors. Monitor project costs in line with the agreed budget and track productivity against the plan. Ensure that processes align with safety SOPs and build system and people capabilities to meet site safety targets.• Quality Assurance and Compliance - Inspect level 1 construction to ensure it aligns with the approved plan before the quality inspection by government authorities. Implement quality assurance and control measures to ensure construction work meets or exceeds industry standards. Conduct quality inspections, tests, and audits to verify compliance with design specifications, building codes, and regulatory requirements. Obtain the Progress Certificate from the Architect as required by RERA. Coordinate the timely receipt of design drawings and resolution of RFIs (Requests for Information). Assist the Liaisoning Team in obtaining the Occupancy Certificate (OC) by ensuring the project meets the expected standards.• Safety Management - Promote a culture of safety and ensure compliance with health and safety regulations, standards, and best practices at the construction site. Coordinate with HO to identify safety training needs requirements. Coordinate with external consultants for conducting safety Audits.• Project Handover - Ensure the proper handover of the property to the CRM Team and Facility Management Team upon completion, adhering to the agreed timelines. Ensure that complaints from tenants, within the scope of the agreement, are resolved within the defined timelines• Stakeholder Engagement and Communication - Ensure periodic meetings are conducted with stakeholders, including the Site Team, PMS, and contractors, to review construction progress and prevent delays. Collaborate with regional and central liaison teams to support timely approvals. Liaise with local authorities and police to ensure smooth operations at the site.• People Management - Assist, guide, and monitor team members in their day-to-day affairs. Ensure that the team is well equipped with the required knowledge and skills to perform their job. Motivate team members for better performance. Address team's issues or grievances.
